What Credit Score to Buy a House in Florida

The honest answer is that there is no single number. The score you need depends on the loan you use. Some loans start lower than people think. And a lower score does not shut the door. It just changes which door you walk through.

Here is the plain rundown.

FHA Loans: 580 Gets You In

FHA loans are built for first-time buyers and people rebuilding credit. You can put down 3.5% with a 580 credit score. That is the floor for the low down payment, per the HUD Handbook 4000.1.

What if your score is between 500 and 579? You still have a path. You can get an FHA loan with 10% down instead. So even in the 500s, buying is possible. It just takes more cash up front.

VA and USDA Loans: No Government Minimum

VA loans (for veterans and active military) and USDA loans (for rural and many suburban areas) do not have a credit score minimum set by the government. None.

Here is the catch. Lenders add their own rules on top, called overlays. In practice those overlays usually land somewhere around 620 to 640. So while the program itself says no minimum, the lender you use will have a number. We can help you find the right fit.

Conventional Loans: Around 620 to Start

Conventional loans typically start around a 620 score, per Fannie Mae's eligibility rules. You can qualify there.

But there is a difference between qualifying and getting the best deal. Conventional loans price best at 740 and above. The higher your score, the lower your rate tends to be. If you are close to 740, even a small bump can save you money over the life of the loan.

Down Payment Help Has Its Own Number
