Jumbo Loans in St. Johns and Ponte Vedra

If you are shopping in St. Johns County or Ponte Vedra, you have probably heard the word "jumbo" attached to a loan estimate. It is not a marketing term. It is a specific line a loan crosses, and once it crosses, a few things about your approval change. Here is the plain version.
What actually makes a loan jumbo
Every year, the Federal Housing Finance Agency (FHFA) sets a ceiling called the conforming loan limit. Loans at or below that number can be sold to Fannie Mae or Freddie Mac, which is what keeps their pricing and guidelines standard. A loan above that number is a jumbo loan, per FHFA.
For 2026, the baseline conforming loan limit for a one-unit home is $832,750, per FHFA's 2026 conforming loan limit announcement (November 2025). Northeast Florida, including Duval, St. Johns, Clay, and Nassau counties, uses that standard figure. We are not a high-cost area, so there is no adjustment up. That number resets every year, so always verify the current limit with us before you assume a purchase price is jumbo or conforming.
Why St. Johns and Ponte Vedra see more jumbo loans
Median home prices in St. Johns County run well above the Jacksonville core. Ponte Vedra Beach, Nocatee, and parts of World Golf Village routinely list homes that push a normal purchase into jumbo territory, even for a buyer who would stay conforming almost anywhere else in Northeast Florida. That is simple math: higher purchase price, same conforming ceiling, more files that cross the line.
If you are house hunting in that price range, it is worth knowing which side of the line you are on before you write an offer, not after.
What changes once you go jumbo
Jumbo loans are not automatically harder to get, but a few things do move:
- Credit. Lenders typically want a stronger credit score than the conforming minimum before they will price a jumbo file competitively.
- Reserves. Reserves means cash left in the bank after closing, on top of your down payment and closing costs. Jumbo lenders usually ask for more months of reserves as a cushion.
- Down payment. Some jumbo programs still go low, but many ask for more down than a comparable conforming loan, depending on the lender and your file.
None of that is universal. It varies by lender, which is exactly why running a jumbo file through several wholesale lenders instead of one bank's single jumbo product matters more here than almost anywhere else.
