VA Loans in Jacksonville: Zero Down for Veterans
Jacksonville is a military town. Naval Air Station Jacksonville and Naval Station Mayport put a large eligible population right here, and the VA loan is the benefit built for them. If you have never used it, or you are not sure you qualify, here is the plain version of how it works.
Zero down, for real
Eligible veterans, active-duty service members, and some surviving spouses can buy a home with 0% down through the VA home loan program. Not 3%, not 3.5%. Zero, per the VA's home loan benefit.
That is the headline, but the part that saves real money every month is what comes next.
No monthly mortgage insurance
FHA and most low-down conventional loans charge you monthly mortgage insurance because you put down less than 20%. VA loans do not. There is no monthly mortgage insurance on a VA loan, full stop, per the VA home loan program.
On a typical Jacksonville-area mortgage, that is real money back in your pocket every month compared to an FHA loan with the same down payment.
The one cost: the funding fee
VA loans do have a one-time cost most other programs don't: the VA funding fee. It's paid once, usually rolled into the loan instead of paid in cash, and the amount depends on your down payment and whether you have used your VA loan benefit before, per the VA funding fee schedule.
Here's the part a lot of veterans don't know: the funding fee is waived entirely for veterans with a service-connected disability rating, per the VA funding fee schedule. If that's you, ask about it before you assume the fee applies.
Who qualifies
Eligibility generally covers:
- Veterans who meet the service-length requirements for their era of service
- Active-duty service members currently serving
- Certain National Guard and Reserve members
- Some surviving spouses of veterans
The VA issues a Certificate of Eligibility (COE) that confirms your benefit. We can usually pull this for you directly instead of you tracking down paperwork.
Why this matters more in Jacksonville than most cities
NAS Jacksonville and Naval Station Mayport mean this city has one of the highest concentrations of VA-eligible buyers in Florida. Lenders and sellers here are used to VA offers. That's not always true in every market, but it is true here, which means a VA offer in Jacksonville isn't a novelty to a seller's agent. It's routine.
What to do next
If you have VA eligibility and haven't used it yet, or you used it years ago and aren't sure what's left, the fastest way to find out is a real conversation, not a guess. We check your COE, run the funding fee math with your actual numbers, and show you what a VA offer looks like against FHA or conventional side by side.
