Every Thursday, Freddie Mac publishes the average rate lenders across the country offered that week. We post it here the same week, with the last twelve weeks beside it, so you can see where things actually stand instead of reading a headline written to alarm you.

What this number is, and what it is not

The number above is a national survey average. Freddie Mac asks lenders what they quoted borrowers with strong credit putting 20% down on a standard 30-year fixed loan, and averages the answers. It is the most-watched rate number in the country and the one most news stories quote.

It is not the rate you will be offered. Your rate depends on your credit score, your down payment, the loan program, the property, and whether you pay points. A borrower with a 780 score and 20% down will usually land under the survey number. An FHA borrower with 3.5% down will usually land somewhere else. Neither is wrong. They are different loans.

Why a broker's quote can differ from the survey

North Florida Mortgage is a broker, not a bank. When you apply, your file is priced by nine wholesale lenders at once and you see the best three offers side by side. Wholesale pricing is set daily, sometimes twice a day, so it moves faster than a weekly survey in both directions.

How often does this page update?
Weekly. Freddie Mac publishes its Primary Mortgage Market Survey on Thursdays, and the table refreshes from the St. Louis Fed's FRED data feed the same week.
What is the Freddie Mac Primary Mortgage Market Survey?
A weekly survey Freddie Mac has run since 1971. It averages the rates lenders across the country quoted for conventional conforming home purchase loans that week. It is the number most news reports mean when they say mortgage rates went up or down.
Why is the 15-year rate lower than the 30-year?
Lenders take less risk over a shorter term, so they charge less for it. The trade is a higher monthly payment, because the same loan is repaid in half the time.
Do rates in Jacksonville differ from the national average?
Slightly, and mostly for reasons that have nothing to do with the city. Loan size, credit, program, and lender competition on your file matter far more than geography. A broker pricing your loan across nine lenders is how you find the low end of the range.
