Moving to North Florida from out of state? The mortgage playbook
A lot of the people I help buy here do not live here yet. They are in New Jersey, California, Colorado, New York, and they are moving to Northeast Florida for the weather, the lower cost of living, and no state income tax. The home is in Florida, so the loan is a Florida loan, and that is what I do.
You do not need a Florida address to get a Florida mortgage. Here is how the process works when you are buying from another state.
You can get pre-approved before you ever fly down
Pre-approval is all documents and conversation. Pay stubs, tax returns, bank statements, a credit pull. None of it requires you to be in Florida. We can have you fully pre-approved before you book a single house-hunting trip, so when you find the place, you are ready to write a real offer instead of scrambling.
That matters more for relocation buyers than for locals. You may only get one or two trips down here to look. Walking in pre-approved means you do not waste a trip.
No state income tax changes your numbers
Florida has no state income tax. If you are coming from a high-tax state, that is real money back in your monthly budget, and it can change how much home you qualify for. When we run your file, we are looking at your actual take-home in Florida, not what you were clearing back home.
Closing does not require you to be here
Out-of-state closings happen all the time. Depending on the file, that can mean a mail-away closing package, a mobile notary where you are, or a remote online notarization. You do not have to be standing in a title office in Jacksonville to sign. We line this up early so the date works around your move, not the other way around.
The equity you already have is an advantage
If you are selling a home in a pricier market and buying in North Florida, you are often bringing strong equity into a lower-priced market. That can mean a bigger down payment, a smaller loan, or cash freed up for the move. We will look at how to time the sale and the purchase so you are not stuck carrying two mortgages longer than you have to.
